One of the city’s largest apartment complexes has started leasing and will open in June.
Graystone Heights, south of 57th Street near Sycamore Avenue, ultimately will include 330 one- and two-bedroom apartments. It will start with 80 units, and more are scheduled to be done by November.
The four-story building takes a different approach with its rent structure. The top floor is the priciest but includes extra amenities such as granite countertops and upgraded carpet and cabinetry. The middle floors rent for less, and the first floor with walkouts likely will be a bit more.
“We really see this having multiple markets within the project,” said Joel Dykstra, CEO for developer RMB Associates. “So the upper floor caters to people who want to simplify and downsize or who are snowbirds and want high-end amenities and finishes. With the second and third floor, we hit the middle part of the upper market, and the lower floor gives walkout access and that appeals to different people, so we see it as a full range within the project.”
Rents range from $930 to $1,200. The largest unit on the top floor – two bedrooms with a fireplace – is $1,575.
Graystone Heights also includes optional underground parking and garages.
The community space is almost finished. A clubhouse includes an indoor pool, a gathering room with a kitchen, a fitness center and a theater room.
“The outdoor pool will be finished this summer, and the green space will be gradually finished as we get construction vehicles off of it,” Dykstra said
About 10 units have been leased so far, and interest grows by the week, he said.
Along 57th Street, the plan is that residents ultimately will be able to walk to restaurants and shops in the area.
“As we finish the apartments, that will draw commercial development I think,” Dykstra said. “We’re probably a couple years out, but we’re seeing development on the northeast corner of 57th and Sycamore, and then it will come here. There’s so much other building going on south of us.”
